t's not often that a property this nice and this size becomes available in this area. Vegetation ranges from thick brush, to oak mottes, to giant oak tress, to small open meadows. Really just a lot of diversity found with oaks, cedars, mesquites, and just about every brush species this area of the hill country has to offer. It's no wonder the deer (both whitetail and axis!) love to call this place home. You can expect to see hogs and turkey as well, not to mention dove, quail and even some ducks. At the time of this listing the two large tanks were full (actually a little high!) and the third smaller tank was over flowing as well. The main tank on the north side of the ranch is just gorgeous! As far as improvements go, electricity can be found in several locations almost running through the center of the ranch so you shouldn't have to construct a very long run to get power to your projects. There is a small pre-manufactured home with electricity. The water is supplied by a rainwater collection system. No water wells have been drilled. In the back is a really cool OLD barn with OLD pens around it. A fairly decent road/trail system can be found making navigating the ranch easy. With around 2,800' of County Road frontage you can imagine the possibilities. If you like views this ranch has them! Due to the nice roll of the terrain some great long distance views can be found. Speaking of "nice roll of the terrain", the elevation changes are deceptive and appreciated. The entire north boundary is high fenced (remainder of fencing is low) so if completing the high fence perimeter is your thing (and this would make an awesome high fenced ranch!), it's got a good start.
